New owners of Murry's site purchasing H Street Storage site aswell with plans for new large mixed use buildings

Back in November we reported that the Insight Property Group had purchased the Murry's site at the corner of 6th & H Street NE and had planned to develop the site with a mixed use building to replace the grocery store, parking lot, and a couple small retail bays that currently occupy this large parcel.  With Murry's slated for redevelopment and the Autozone site sold for development last year that left the H Street Storage site next door to Murry's on the north side of the 600 block of H Street as the sole remaining large urban blemish in need of redevelopment plans on H Street.  The wait is over -- Insight Property Group has a contract on the H Street Storage site as well and is expected to close on the property this year and to include it in their plans to redevelop the Murry's site. 

Few details have emerged thus far about the developers' grand plans, but you can bet that Insight is thinking big having obtained two of the largest parcels on H Street.  The new development will be directly across the street from another mixed use development project from another mixed use development from Jair Lynch, which is expected to break ground this summer.  Rapport Companies, owned by Gary Rappaport -- who also has terrific plans to redevelop the H Street Connection site on H between 8th & 10th Streets  -- is handling the leasing for the mixed use site to be.  We expect Insight has grand plans for the space and plans to land premier tenants for what is likely to go from perhaps the worst block on H Street to arguably one of its best when the two new developments are complete.

  6. If they keep the structure up, one or two levels of H-St. Storage would make a kick-ass gym as well... a real need - and close enough I'd actually go!

    There's Smile Cleaners in the H Street Connection, Madison Cleaners (11th & H), and Capital Cleaners (13th & I). Based on my experiences and Yelp, it sounds like you'd be better off going to one of the second two. But yeah, these are pretty established businesses.

  11. Does any one know when they will start the H Street Connection development? It has been almost two years and the project does not seem to start. Wondering if they decided to keep the retail as it is now? That would suck as that corner also needs a mayor make over. I guess for now I should be happy about the Storage news.

  12. A gym is a great idea. I think it may be one of the options they are considering. Remember the 600 block is a double block, so with them taking both the Murry's parcels & H Street Self Storage, there is room for both a speciality grocery and a large gym. The current building will come down though. While I'm sympatetic to historic preservation, I don't see any loss in the replacement of this particular building.

    As for dry cleaners, I've heard there is a new one on the way looking at spots on the western end and suspect we'll see more as the new developments arise, but Inked is correct in noting that there are ones on the 900 block, at 11th & at 13th. We've been using the Smile Cleaners in the H Street Connection and have had a positive experience.

    The H Street Connection project was never expected to break ground by now. The new tenants all have short term leases, we're told. But we're eager to see that move forward as well.

  13. I love Capitol Cleaners!

    I'm pretty certain The H Street Connection project was supposed to start in 2009 and complete in 2012 or 2013. All leases ended in 2009, but since the project stalled with the recession there are new leases. I went to a community meeting about this in late 2007 or early 2008, and I KNOW the speaker said all leases were ending in 2009.

    I know many of the business plan to stay after construction.

  14. You all are hilarious. I am normally not one to be all "Yuppies suck!" but this whole urban visual blight thing is hilarious. You could pretty up Auto Zone and Murray's but the fact that you miss that some neighborhood people need or simply like things like a grocery store and a automotive parts store more than they might a gym is ...I don't even have a word for it. There are abotu 10 random fitness places within a mile/mile and a half of h st. Why don't you jog to one of those in the morning or after work?
